Equimor Mortgage Investment Corporation (EMIC) is a mortgage investment corporation, or a MIC, as this term is defined in the Income Tax Act of Canada. A MIC is a pool of funds that is invested in mortgages and cash flow properties. At EMIC, all of the income earned by the assets held net of expenses is paid out to our investors each and every month. EMIC itself pays no rent and has no employees. It is simply a pool of mortgages generating cash for our investors.

All investment opportunities are professionally underwritten. As the marketplace fluctuates, shifting risks and opportunities are constantly evaluated. The asset pool held by EMIC is currently earning an average yield in excess of 12% per annum.

How does EMIC achieve such good returns for investors while protecting the capital of the fund? Our portfolio manager and founder is a real estate lawyer and mortgage broker with over 20 years experience in structuring, closing and enforcing mortgages. Our target market are borrowers who have been turned down by the big banks but have solid equity in their homes to secure the loan we make to them.  By pooling together the resources of many investors, risk is minimized with a default on any one mortgage having little impact on any one investor’s investment or return.

Our investors will also have an opportunity to earn capital gains as up to 25% of the pool of funds may be invested in "cash-flow" properties. When these properties appreciate in value, the capital gain can be flowed out to investors as a capital gain. Because it is a capital gain, only 50% of the amount received by investors is taxable. As such, holding a MIC is very favourable from a tax viewpoint as well.
